Last checked Oct. 6, 2026. Figures come from Zillow Research’s public data files (August 2026, the latest month published) and the Federal Housing Finance Agency’s House Price Index (second quarter of 2026). This page is refreshed monthly.
The typical Atlanta home was worth $381,948 in August 2026, according to the Zillow Home Value Index. That is 2.0% below August 2025, when the figure was $389,812, and the index slipped in every one of the 12 months in between. Prices are not falling everywhere in the city: the most expensive ZIP codes gained ground while the lower-priced ones lost the most.
What this means for you
- Buyers: values citywide are a little lower than a year ago, with the biggest drops in lower-priced ZIP codes.
- Owners: a lower market value does not change this year’s temporary tax bill; check your next Fulton County notice of assessment and the 45-day appeal window on our property taxes page.

The two measures disagree because they cover different ground. Zillow’s figure is for the city alone; FHFA’s covers the whole metropolitan division, including the suburbs, and is built from repeat sales and appraisals of the same homes.

How to read these figures
- Zillow Home Value Index: a modeled “typical” value for homes in the middle third of the market, smoothed and seasonally adjusted. It is not a sale price, and Zillow revises past months, so earlier figures on this page can change.
- FHFA House Price Index: tracks price changes on the same properties over time. It is an index, not a dollar figure.
- Census: the 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Atlanta at $420,600. That figure comes from owners’ own estimates averaged over 2019 to 2023.
What this means for you
- Citywide values are down 2.0% in a year; the drop is deepest in ZIP codes under $300,000.
- Values in 30327, 30306 and 30305 rose.
- Selling or refinancing? Ask for recent sales on your own street; an index is a guide, not an appraisal.
